WA Law Requires Pool Barriers to Meet Australian Standard AS1926.1
Under the Building Act 2011 (WA), all pools holding 300mm or more of water must have a compliant safety barrier. A current compliance certificate is required when selling or renting a property with a pool. Non-compliance can result in fines — and more importantly, it puts children at serious risk.
What Amir Covers
Inspection and Repairs. One Visit. One Tradie.
The most useful thing about using Perth Handyman Services for your pool inspection is that if something needs fixing, it doesn't have to wait for a second booking. Amir assesses the barrier and carries out most repairs on the same day.
🔍
Pool Fence Safety Inspection
Amir assesses your pool barrier against Australian Standard AS1926.1 and WA Building Regulations. He checks fence height, gate operation, latch position, base gaps, and climbable objects — and gives you a clear assessment of what, if anything, needs attention.
🔧
Gate Latch & Hinge Repair
A pool gate that doesn't self-close or self-latch is the most common compliance failure in Perth. Amir can replace a faulty latch, adjust or replace a spring hinge, and reset the gate so it closes and latches correctly every time — usually in a single visit.
🏗️
Pool Fence Repair
Shifted posts, loose panels, corroded fixings, or a fence that's dropped in height — Amir repairs pool fencing across all types: Colorbond, aluminium slat, glass, and pool mesh. With 25 years of metalwork and fencing experience, he knows what a barrier needs to hold up and comply.
📋
Pre-Sale & Pre-Rental Compliance
Selling or renting a property with a pool in WA requires a current pool safety compliance certificate. Amir can inspect your barrier, identify any issues, carry out the necessary repairs, and help you get through the process without delay. Get it sorted before it holds up settlement.
🏊
New Pool Fence Installation
Building a pool, extending, or replacing an old barrier? Amir installs Colorbond and aluminium pool fencing to WA code. All fixings, gate hardware, and self-latching mechanisms are installed to meet AS1926.1 — no shortcuts that will fail an inspection later.
🏡
Property Manager Pool Checks
Managing a rental portfolio in southern Perth? Amir works with property managers who need fast, reliable pool compliance checks across multiple properties. Insured, punctual, and happy to provide documentation. One call gets all your properties covered.
The WA Compliance Checklist
What Amir Checks on Every Pool Inspection.
Australian Standard AS1926.1 sets the requirements for pool safety barriers in WA. These are the key items on every inspection — and the most common points where fences fail.
📏
Barrier height — minimum 1200mm
The fence must be at least 1200mm high on the outside face. Low panels, dropped posts, or fence sections that have shifted can bring a barrier under height and fail inspection.
⬇️
Base gap — maximum 100mm
No gap at the base of the fence should exceed 100mm. Settlement, tree roots, or uneven ground can open up gaps over time. Amir checks the full perimeter and fills or adjusts as needed.
🚪
Gate opens away from pool
Pool gates must open outward — away from the pool area. A gate that swings inward fails compliance. This is a straightforward fix, but it's missed more often than you'd expect.
🔒
Self-closing & self-latching gate
The gate must close and latch automatically from any position. The latch must be on the pool side and positioned so a child cannot reach it from outside. This is the most common failure point on older installations.
🧗
No climbable objects within 900mm
On the outside of the barrier, there must be no climbable surfaces or objects within 900mm — no horizontal rails at the wrong height, no garden furniture, no raised garden beds. Amir checks the full outside perimeter.
🏠
No direct house access to pool area
A door opening directly from the house into the pool area without a compliant barrier in between is a major non-compliance. Amir checks all access points including sliding doors, laundry doors, and garage entries.
🔩
Posts, fixings & structural integrity
Corroded fixings, loose posts, or cracked glass panels compromise both compliance and safety. Amir checks the structural condition of the entire barrier and flags anything that needs repair before it becomes a bigger problem.

Sound Familiar?
Common Pool Fence Problems Amir Fixes Every Week.
Most pool compliance failures come down to the same few issues. Here's what Amir sees most often across Cockburn, Fremantle, and southern Perth.
🔓
Gate won't self-close or latch properly
The spring hinge has worn out, the latch is broken, or the gate has sagged and no longer aligns with the striker. This is the most common reason pool fences fail inspection — and one of the quickest to fix. Amir carries gate hardware and can replace latches and hinges on the spot.
📐
Fence height has dropped below 1200mm
Posts shift, ground settles, and fence panels can drop over time — particularly with older Colorbond or timber fencing. A barrier that was compliant five years ago may not be now. Amir measures the full perimeter and raises or replaces any sections that fall short.
🌿
Garden beds or objects too close to the fence
A raised garden bed, outdoor furniture, or a letterbox within 900mm of the outside of the barrier can turn a compliant fence into a non-compliant one. It's a detail that's easy to miss until someone points it out on the day of the formal inspection.
🕳️
Gap at the base of the fence
Tree roots, soil movement, and ground settling can open up gaps under the fence over time. Once the gap at the base exceeds 100mm, the barrier fails. Amir can install base infills, concrete footings, or reset posts to close off gaps properly.
🚪
Door opening directly into pool area
A sliding glass door, laundry door, or garage entry that opens straight into the pool area without a compliant barrier in between is a serious compliance issue. Amir can assess the access points and advise on the most practical, cost-effective fix.
🔩
Corroded fixings or loose pool fence posts
Perth's salt air is hard on metalwork — especially near the coast in Fremantle, Coogee, or North Coogee. Corroded fixings and loose posts are both a structural problem and a compliance issue. Amir can re-fix, replace, or treat affected posts and hardware before they become a safety risk.
25 Years in the Trade
Pool Inspections Are Better When the Inspector Can Also Fix It.
Most people who carry out pool safety assessments don't carry tools. Amir does. He comes from 25 years of metalwork, welding, and fencing — including work with a major fencing company and pool fencing installations throughout southern Perth. When he identifies a problem, he can usually fix it then and there.
That saves you the hassle of organising a separate tradesperson, waiting weeks for availability, and then going through the inspection process all over again. For property managers with a settlement deadline, that difference matters a lot.

Pool Safety FAQs
Frequently Asked Questions About Pool Inspections in Perth.
Does my pool need a safety inspection in Western Australia?
In WA, all private swimming pools and spas that can hold more than 300mm of water must have a compliant safety barrier under the Building Act 2011. A current compliance certificate is required when selling or renting a property with a pool. It's also worth having your barrier checked periodically — requirements have been updated over the years, and a fence that was compliant when installed may no longer be.
What does a pool fence inspection check in Perth?
A pool fence inspection checks that your barrier meets Australian Standard AS1926.1. This includes fence height (minimum 1200mm), the base gap (no more than 100mm), gate operation (self-closing and self-latching), gate direction (opens away from pool), latch position (out of reach of children), and the absence of climbable objects within 900mm of the outside of the fence. Amir also checks the structural condition of posts, fixings, and panels.
Can Amir fix non-compliant pool fencing on the same visit as the inspection?
Yes — in most cases. Amir carries common gate hardware including latches, hinges, and closers. For straightforward repairs like a faulty latch, a dropped gate, or a fence panel that has shifted, he can carry out the fix on the inspection visit. Larger structural repairs may require a separate booking, but he'll give you a clear quote and timeline on the day.
How much does a pool fence inspection cost in Perth?
The cost depends on the size of the pool area and the complexity of the barrier. Amir provides a clear quote upfront — no hidden fees. Where repairs can be combined with the inspection in a single visit, that usually saves money compared to two separate bookings. Call 0401 962 511 for a straight answer on pricing.
What are the pool fence rules in Western Australia?
In WA, pool barriers must comply with the Building Act 2011, Building Regulations 2012, and Australian Standard AS1926.1. Key requirements include a minimum 1200mm barrier height, no climbable objects within 900mm on the outside, a maximum 100mm base gap, gates that self-close and self-latch, and no direct access from inside the house to the pool area without a compliant barrier in between. The rules can vary based on when the pool was built — it's worth having a professional check your specific situation.
